The redevelopment of the Washington Executive Airport, previously known as Hyde Field, now referred to as Hyde Landing, continues to advance. Recently, and in an effort to further reposition and re-envision the property in a way that will catalyze and create a transformational redevelopment that will facilitate a new model of responsible development, quality character and amenity rich features, and public benefits, the District Council approved the rezoning of the property to the Residential Planned Development (R-PD) Zone. The recently approved R-PD Zone will make viable and implement the Master Plan’s vision for the property in a way that positively contributes to the physical character, economic viability, and environmental success for this property and the surrounding Clinton area. The next stage of the development process is a Preliminary Plan of Subdivision and the associated Certificate of Adequacy, which the property owner will be seeking over the next year.
NVR is now the contract purchaser for The Grove at Hyde Landing, a +/- 121 acre parcel located northwest of the intersection of MD223 (Piscataway Road) and Steed Road. Similar to Hyde Landing, and to further build on the success and planned public benefits associated with Hyde Landing, the intent is to rezone this property to the R-PD zone with a plan that envisions varying product type (both single-family detached and single-family attached dwelling units) that allows for a more efficient use of the land and higher-quality development while respecting the existing environmental habitats and surrounding neighborhood character. It is anticipated that the rezoning process will take approximately a year to complete.
